About us

Renting from a person, not a portfolio.

These houses belong to our family. We bought them one at a time, we've fixed most of what's in them ourselves, and we live close enough to come by when something breaks.

That means no ticket numbers and no leasing agent who's never seen the place. When you call about a leaky faucet, you're calling the person who installed it.

FAQ

Questions we get a lot

How do I pay rent?

Rent is due on the first of every month. We take check, bank transfer, or Zelle — online payment through the site is something we're planning to add. Rent that comes in after the first picks up a $25 late fee.

Are pets allowed?

The lease says no — no dogs, cats, or other animals kept in the house unless we've agreed to it first. If you have a pet, tell us before you apply rather than after you move in, and we'll tell you honestly whether we can work something out for that particular house.

What's required to apply?

Photo ID, proof of income (recent pay stubs or an offer letter), and a previous landlord reference if you have one.

How much is the deposit?

Typically one month's rent, due at signing along with the first month. Two things worth knowing up front: carpet cleaning is taken out of the deposit when you leave, and breaking the lease early means the deposit isn't returned.

Who handles repairs?

We do. Once you're renting, you'll have our number — call or text any time to report a problem, straight away for anything urgent.

A few small things stay with you: replacing the A/C filter, keeping smoke detector batteries fresh and the detectors working, and everyday pest control. Tell us straight away if a smoke detector won't work properly.

Who mows the lawn?

You do, and the lease is firm about it — if the grass isn't kept up, $150 gets added to the month's rent. If you're going to be away for a stretch, let us know rather than letting it go.

Can I smoke in the house?

Not inside, and that goes for every room of every house — guests included. Outside is fine, as long as the butts end up in a bin rather than the yard.

Can I paint or put up shelves?

Ask first. The lease needs our written consent before any alterations, painting included. We're not unreasonable about it — we'd just rather talk it through than find out afterwards.

Is there a lease minimum?

We prefer a twelve-month lease, but talk to us if you need something shorter. Whenever you do decide to move on, we need thirty days' notice.
